You can have your business and home on the same property. This property is zoned B1 by the City of Summerdale, which means that what is built must first be for commercial use, but it also has the option to include a residential component in a second story. This will allow for the owner (or tenant) to go back to the way a lot of downtowns were developed when the business owners lived above or behind their businesses. The structure can be two stories, but plans would be submitted for approval based on desired overall usage plans. (See the attached city zoning ordinances, Section 606 starting at the bottom of page 43, for a full description of the use rules for this zone.) The two lots cannot be separated. (If you want to go all the way to the corner for about one third of the block's street frontage, ask about also buying lots 18-20 that are also for sale from a different seller; see MLS 326051.) According to city staff, setbacks are 20 feet in the front, 25 feet in the back and at least five feet on the sides per fire code. Although not developed, the city plat also shows an "alley" access; confirm with the city about how to access the back of the property, if desired. Exact boundaries are to be confirmed by the buyer or their agent. A copy of the city's development plan can be provided upon request. (NOTE: If also buying lots 18-20 to the corner, sewer and water taps are already in place in front of lot 18 since there had previously been a building on that parcel.)
